Our Custom Home Building Process

  Initial Meeting and Project Parameters

We begin the process by scheduling a formal meeting to introduce our team and discuss the baseline parameters of your project. During this meeting, we explore:

  • Budget: Establishing a financial framework for the project.
  • Must-Haves and Wants: Identifying essential features versus desirable options.
  • Home Specifications: Discussing the size of the home, the number of bedrooms and bathrooms, the number of stories, and whether a basement will be included (and if it will be finished).

We provide a selection of floor plans that can be customized or offer to create a bespoke design tailored to your needs. At the end of this stage, we present a preliminary estimate for the project. If you decide to move forward, the next steps are initiated

Build Portal Access

Once the preliminary estimate is agreed upon, you will be invited to join our build portal. This platform serves as the central hub for all communications, project updates, and management.

Design Phase

The design phase begins with the execution of a design contract, which is limited in scope to the structure and exterior design. The design contract includes a per-square-foot fee. Key steps in the design process include:

  1. Architect and Draftsman Meetings: Based on your design criteria, we collaborate      with architects or draftsmen to create the initial design of your home.
  2. Preliminary Design: Our design partners will create a preliminary design that we will review together, making changes as necessary and sending back for revisions. Our typical design package includes 6 revisions, but we can always add more as needed until we get the perfect design completed for you and your family. 
  3. Final Design: A final set of construction drawings will be issued from the drafstman that include all necessary documentation to submit for permitting, this includes foundation plans, floor plans, electrical plans, roofing plans, cut sections with details, and a bracing plan. 
  4. Interior Design Package: If the interior design option is selected, you will receive a comprehensive 50+ page questionnaire and design package. This package covers:
    • Space usage
    • Colors and textures
    • Lighting
    • Fixtures
    • Finishes

The design process focuses on optimizing space, exterior aesthetics, and functionality. This phase typically takes 2 months to 8 months, depending on complexity.

Final Construction Contract

After finalizing the design, we issue a construction contract that includes:

  • Detailed construction drawings and specifications, along with baseline selections
  • Allowances for finishes and materials based on the final design
  • Preliminary Cabinet design and appliance submittals 
  • Warranty and Standard Construction Guideline documentation

These allowances can be adjusted during the project with change orders. Once the contract is signed, we aim to start construction within 30 days.

Construction Phase

The construction phase typically takes 8-12 months, depending on the project’s size and complexity. Key milestones during this phase include:

  • Selections Meetings: Finalizing choices for cabinetry, countertops, flooring, wall textures, colors, garage doors, plumbing fixtures, and lighting.
  • On-Site Walkthroughs:
    • Framing walkthrough to review structure.
    • Plumbing walkthrough to finalize locations of shower components, exterior spigots, and any specialized or requested items.  
    • Electrical walkthrough to finalize locations for lighting, AV, automation, data and any specialized or requested items. 
    • Final walkthrough before project turnover.

Completion and Turnover

At the conclusion of the project, we perform a comprehensive final review to ensure every detail meets your expectations. We then hand over your new custom home, ready for you to enjoy.

We are committed to delivering a seamless and collaborative experience throughout the entire process, ensuring your dream home becomes a reality. 

Continuing Support

 Our commitment to you doesn’t end with the turnover of your home. During the initial move-in stage, we provide as much support as possible, answering any questions and offering demonstrations on how to use the intricate features of your new home.

We also include a 1-year walkthrough to address any settling issues that may have occurred. It is common for homes to settle, breathe, and shift with seasonal changes, which can cause minor issues such as drywall cracks, nail pops, or corner trim cracking. These items will be fixed during this walkthrough.

Additionally, we offer a 10-year warranty for added peace of mind, ensuring long-term support and satisfaction with your custom home.
